The historic building at 329 Second Ave SE in Downtown Cedar Rapids may not be empty much longer! According to a new article from the Cedar Rapids Gazette, developers are looking to bring new life to the space.

The building at 329 Second Ave SE was built in 1897 and has been home to a few different businesses over the years. A Chinese restaurant called The Dragon was located there for over five decades, but it was most recently the site of Hazzard County Saloon. Since Hazzard moved to a new space in 2018, the building has sat empty.

The Gazette reports that "Aspect Investments LC, an entity of local developer Steve Emerson, was awarded city financial incentives this week and is seeking state tax incentives to pursue an adaptive reuse of the three-story brick building at 329 Second Ave. SE." They are looking to transform the 14,400-square-foot space into apartments and a fitness business. The 13 apartments would be located on the second and third floors, while the fitness coaching business would be located on the main level.

As of right now, the revitalization of the building at 329 Second Ave SE is still tentative. Developers have to secure the proper funding and the space needs a LOT of work. It will also have to comply with the standards of the State Historic Preservation Office. But, if they can make it work, it would definitely be a win for Downtown Cedar Rapids!
