Is $1.3 Million A Good Deal For This Eastern Iowa Farm? [PHOTOS]
I’m not going to lie to you, I have come across some million-dollar farm homes and properties that you can definitely tell the value came from the land itself but this one, I can say, I’m impressed.
Back in April, I showed a farm home outside of Dubuque that was breathtaking… but it definitely had its own quirky twist. The bright pink carpets and the walls that just mirror really did make the house unique.
Well, this Jackson County farm that’s for sale is asking for $1.3 million. For that money, you will get a ranch-style home, two-car garage, several machine sheds, and farm buildings.
There are 55 acres that are actively being farmed so whoever is lucky enough to own the land next will have a solid return of $300/acre with a farm lease agreement in place for the 2022 season. On top of that, the property has 12 acres of pasture and 28 acres of pasture/timber/pond acreage.
The property also has a concrete cattle yard that allows for extra cattle revenues. There is also a 1,200 head wean to finish hog facility on site that recently went through $30,000 in improvements.
And for stormy nights when you lose power, there is a while farm generator.

$1.3 Million Seems Like A Good Deal For This Iowa Farm
So to answer my own question, I think that it is a good deal for what you are getting. Off the bat, it seems like the buyer will have the potential to make money from this purchase (whether or not it's a profit we may need to talk to someone that has more of a background in this stuff than my business minor).
